The Space

  • The Facility is approximately 7,195 square feet zoned for commercial use

  • 2,315 ground floor retail/gallery, artist/maker studio space, and classroom/meeting space

  • 4,880 sq ft second floor artist/maker studio spaces and kitchen space

  • The facility includes 13 individual artist/maker studio spaces (1 downstairs and 12 upstairs)

  • The building has 17 parking spaces available (shared with all tenants).

  • The building contains a wheelchair accessible lift providing access to the 2nd floor.

  • The building is currently home to a hair/nail salon and a bookstore.

  • The building’s ventilation is through its HVAC system. The studios have open ceilings.

  • The three businesses share a ground floor restroom and are responsible for its co-maintenance.


Lease

  • The Facility will be available for occupancy on or around November 1st, 2024.

  • Term of the lease will be a one-year term with an option to renew annually for five years (provided the tenant’s lease agreement is in good standing).

  • The proposed monthly lease amount is a minimum of $2,750. Property taxes administered by Washington County are currently estimated at approximately $550.00/month (scheduled to increase by approximately 3%/year).

  • The tenant will be responsible for all utility, insurance, and property tax expenses.

  • The building is not allowed to be subleased without the City’s written consent.

  • Maintaining the sidewalk space is the responsibility of the tenant.


Uses

  • Applicants should consult Table 12.23.330-1 Use Categories in the SCC-DT Zone to determine if their proposed use is allowed in the SCC-DT zone.

  • Use of the building—including music, amplification, and events—must be complimentary to the existing businesses that share the space. (Music/amplification may not enter the existing businesses spaces during their public hours.)

  • Compatible uses of the creative studio spaces may include but are not limited to painting, drawing, mixed media, sculpture, fiber arts, printmaking, photography, animation, screen-printing, jewelry making, and more.

  • Note: there is one shared sink on the 2nd floor with a clay trap, and one upstairs studio includes a sink. (The first floor classroom/meeting space does not include a sink.)

  • Any artistic/maker practice requiring additional ventilation support is subject to written approval and is the responsibility of the Tenant. All alterations to the space to support enhanced ventilation must receive written approval in advance.

  • The City may be amendable to allow the use of a kiln on premises. Tenant is responsible for all aspects of and expenses related to the safe disposal of clay and glaze materials, as well as kiln permitting, installation, ventilation, and securing permission and written City approval in advance and in writing.
